Position SummaryWe are a full-service management company; looking to hire an on-site Property Manager for a residential complex in Queens.
Job responsibilities included but are not limited to the following:?
Manage the day-to-day operations of the property and ensure the property is in good working order.Supervise superintendent and building staff in daily maintenance and repair schedules.Supervise the scheduling maintenance and repairs, negotiating contracts with vendors, regularly inspecting property, quickly resolving emergency maintenance issues, and enforce property rules and regulations.Maintain the highest level of customer service for prospects, residents, and vendors.Maintain low vacancy by proactively renewing tenants.Oversee monthly rent billing and collections.Oversee rent collection and handling of delinquent accounts through legal eviction and collections.Set leasing and marketing strategy for the property.Manage in-house and third-party teams to lease all vacant apartments.Tour apartments with prospects and adhere to thorough follow-up procedures.Create and maintain relationships with industry partners and brokers.Maintain weekly leasing reports and monthly market survey.Oversee speedy turnover of newly vacated apartments.Interface with internal departments such as financial management, client payroll, compliance, residential applications, insurance, leasing, energy, and project management.Manage expenses closely and within budget, communicate any overages in advance, actively pursue expense savings.Budgeting as necessary.Pursue revenue via additional opportunities through other income audits; actively participate in rate setting for new leases and renewals ensuring we are maximizing rental income.Compliance with company standards and applicable laws, e.g., Fair Housing, Landlord Tenant, Local Building Codes, OSHA, and EEOC.Coordinating & addressing DOB, DOH, HPD, DEC, and DEP issuesRemove all violations.Oversee capital projects to common areas, building systems, apartments, and building exteriors.Ensure all safety precautions are followed while performing the work.Compiling & ensuring the completion of construction punch lists, including project close-outsProcessing and tracking vendor invoicing via AIA documents and lien waiversFilings of MCI, IAI, and J-51 applications.Responsible for requiring proper vendor insurance.Represent properties in court hearings as necessary.
???????RequirementsHigh school diploma or equivalent preferred, some college preferred.Property management certification strongly preferred.Strong background in Residential Property Management (5+ years) including familiarity with local real estate laws and regulations including rent stabilization.Hands-on experience with capital improvement construction projects, ability to plan, organize and coordinate multiple projectsSolid marketing and customer service experience.Knowledge of budgets and financial statements and ability to work within budgeted guidelines.Proficient understanding of: Microsoft Excel & Word, Yardi 7, Avidxchange, Onsite, Nestio, ect?Excellent communication skills (oral & written)Working on weekends may be required
